Terms & Conditions (Rental Rules)

By booking this property, you agree to review, understand, and comply with the terms outlined below.

Purpose and Use The property is leased exclusively for residential purposes to the agreed-upon guests for the specified period. Any other use requires prior written approval from the Owner & Property Management Company (Ionian Reserve). The villa's decor may differ from the photos provided. The maximum number of guests must not exceed the number specified in the booking agreement or on the company's website. Events such as parties, weddings, or receptions require written permission and may incur additional requirements and fees. All concierge services must be approved by Ionian Reserve. Unauthorized service providers will be denied entry, and the company reserves the right to cancel such services without liability.

Security Deposit A security deposit is required, payable in cash at check-in or by bank transfer with the final payment, to cover potential damages. If no damages occur, the deposit will be returned in full within 15 days after check-out. Repair costs for damages exceeding the deposit amount will be the guest's responsibility. Common deductions from the deposit include, but are not limited to:

• Replacement of broken appliances.


• Repair or replacement of damaged furniture, fixtures, and furnishings.


• Replacement of lost keys or remote controls.


• Cleaning fees for pool contamination.


• Stain removal from furniture.

Violation of Terms Violations of terms 1, 2, or any subsequent terms may result in immediate termination of the lease without refund, except for the security deposit if no damage is found. Guests must vacate the property immediately and may be reported to local authorities.

Property Access The Owner & Property Management Company (Ionian Reserve) may enter the property for inspections with reasonable notice. Visits from support staff will be pre-arranged.

Exclusions Groceries, alcohol, bottled water, and other supplies are not included in the rental price.

Smoking Policy Smoking is prohibited indoors. Guests must use provided ashtrays when smoking outdoors to prevent fire hazards.

Check-Out Time Check-out time is 10:00 am. Late check-outs will incur an additional day's charge.

Check-In Time Check-in time is after 4:00 pm.

Cleanliness The property must be returned in a clean and tidy condition. Excessive cleaning fees may be deducted from the security deposit.

Property Modifications Changes to the property’s setup or decor, including moving furniture, require prior consent. Unauthorized alterations may result in booking cancellation and forfeiture of the stay and damage deposit.

Responsibility for Property Guests are liable for any damage to the property or removal of items, including external structures and plants. All items, including linens and decor, must remain at the villa.

Pets Policy Pets are only allowed with prior approval. Unauthorized pets may result in cancellation of the rental agreement.

Resource Conservation Guests are expected to conserve water and energy. Turn off appliances and lights when not in use, as water is a precious resource.

Damage Prevention Guests must take all necessary precautions to prevent any damage to the property and avoid bringing flammable or dangerous items. Guests will be charged for any damages caused.

Noise Restrictions Guests must avoid excessive noise and disturbances, especially during quiet hours (3:00-5:30 pm and 11:00 pm-8:30 am). Repeated noise complaints may result in termination of the lease without reimbursement.

Liability Limitation While safety measures are in place, the Owner & Property Management Company (Ionian Reserve) are not liable for accidents, injuries, or deaths caused by unforeseen events or acts of God.

Assumption of Risk Guests assume all risk for accidents, injuries, deaths, or losses during the rental period. By booking, guests waive any future legal claims against the Owner or Property Management Company.

Swimming Pool and Jacuzzi Safety Guests are responsible for the safe use of the swimming pool and Jacuzzi and assume all risks associated with their use. The following rules must be observed:

• No diving is allowed.


• Children must be supervised at all times.


• No running around the pool with wet feet.


• Guests should shower before entering the pool, especially if using tanning oils.


• The pool and Jacuzzi must be kept free of foreign objects.


• No glass items are allowed; plastic cups are provided.


• Swimwear is mandatory; no street clothes or shoes.


• Children who are not toilet trained must wear swim diapers.


• Individuals unable to swim or with certain medical conditions are prohibited from using the pool.


• No food, beverages, alcohol, or impairing drugs are allowed in the pool.


• No electrical appliances are permitted near the pool.


• Pool hours are from 7:00 a.m. to 7:00 p.m. without lifeguard supervision. Guests waive any claims against the Owner or Property Manager for injuries or accidents resulting from failure to comply with these rules.

Valuables Guests are responsible for their valuables. Ionian Reserve, the property owner, and staff are not liable for lost or stolen items. Use alarms and safes provided and ensure doors and windows are secured.

Health Insurance Guests should have medical insurance that covers expenses in Greece. Inform us in advance of any chronic conditions or severe allergies.

Compliance with Greek Law The Owner & Property Management Company (Ionian Reserve) may terminate the agreement for violations of Greek law.

Cancellation Due to Unforeseen Events The Owner & Property Management Company (Ionian Reserve) may cancel a reservation if the property is damaged or unavailable due to unforeseen events. Guests will be relocated to an equal or superior property, if available.

Force Majeure The Owner & Property Management Company (Ionian Reserve) are not responsible for consequential damages due to cancellations resulting from Acts of God or Force Majeure.

Legal Entry into Greece Guests confirm they have entered Greece legally for vacation purposes and possess valid documentation. Failure to provide such documentation will result in immediate cancellation without refund.

Property Condition Guests should contact Ionian Reserve immediately upon arrival if the property does not meet their expectations. Complaints made at the end of the stay will not be accepted. Early departure without notifying our local representative may result in no refund.

Liability Disclaimer Ionian Reserve acts as an agent of the property owner. The company and its affiliates are not liable for delays, accidents, damages, injuries, losses, or deaths. Liability, if any, is limited to the total rental revenue paid. Service providers are independent contractors, and Ionian Reserve is not liable for their actions.

Dispute Resolution Any disputes arising from these terms will be settled under Greek law.

Data Privacy Personal data processing complies with the GDPR. Data is collected and processed to facilitate transactions and provide services. Data may be shared with affiliated companies. Customers have rights under GDPR, including access, correction, deletion, and data portability. Contact us for inquiries regarding data privacy.



Parking and Storage of Equipment For safety, hygiene, and property maintenance reasons, the parking or storage of bicycles, scooters, surfboards, or any similar equipment inside the residence of the rental property is strictly prohibited. Any such items must be kept in designated outdoor areas only, where applicable.
