By completing this booking, the guest, main guest party, and anyone the guest permits on the property agree to the following Rental Policies and to abide by the following Rental Rules:

1. PAYMENT POLICY

A 50% deposit is required to confirm the reservation, with the remaining 50% due one month before arrival. For bookings made less than one month in advance, full prepayment is required. All deposits are final and non-refundable.

2. CANCELLATION POLICY

Cancellations made more than one month before arrival incur a 50% cancellation fee. Cancellations less than one month prior, or full prepayment bookings, incur a 100% fee. Failure to pay the balance one month before arrival is considered cancellation with fees applied (please make sure the card is valid, and has sufficient funds. If the payment is not completed on time, then you risk booking cancellation). All deposits are final and non-refundable.

3. SECURITY DEPOSIT

A security deposit is required for property access. It will be refunded within 10 days after check-out, minus deductions for damage, excessive cleaning, rental agreement breaches, or other costs. Guests must inform the owner immediately if any issues arise during their stay.

4. CHECK-IN / CHECK-OUT POLICY

The check-in time is from 15:00 (3:00 PM) on the day of arrival. The check-out time is until 10:00 (10:00 AM) on the day of departure.

5. HOUSEKEEPING

Daily housekeeping is included, with linens changed every 3 days and towels every 2 days. Service covers basic cleaning only, not laundry, ironing, cooking, or kitchen help. Extra services (including dishwashing, cooking, turn-down etc.), can be arranged at an additional cost.



6. ADDITIONAL RULES AND POLICIES

• No extra guests allowed beyond property maximum capacity without prior notice and extra charges.


• Rates cover accommodation only. Events (weddings, receptions, gatherings, parties etc.) are strictly prohibited without prior disclosure and owner approval, with extra costs and terms. Guests accept weather risks for outdoor events; the owner is not responsible for cancellations due to weather.


• No loud noises or music disturbing neighbors during quiet hours (15:00–17:30 and 23:00–07:00, per Greek law) are allowed.


• Smoking is allowed outside only. Evidence of indoor smoking may incur an extra charge plus the cost to repair or replace any damaged furniture.


• Pets allowed only with prior owner approval and completion of the Pet Addendum (available on request).


• Do not flush anything, including toilet paper or feminine products, down the toilet. Damage caused by improper flushing may result in charges.


• The owner is not responsible for accidents, injuries, illnesses, or loss of personal belongings on the property or its facilities. Guests use all areas - including staircases, terraces, pool, hammam, jacuzzi, gym, BBQ, and equipment - at their own risk and must act responsibly. Children must be supervised by an adult at all times. Guests agree to indemnify the owner against any claims related to accidents or injuries. A first aid kit may be available for guest use, but the owner provides no medical advice and guests assume full responsibility for their health and safety. Guests assume all risks and are advised to have travel insurance.


• For safety, the property perimeter may be monitored by outdoor security cameras (there are NO cameras inside). If an alarm system is provided, guests must use it. External professionals (chefs, etc.) require prior owner approval with full details disclosed for security reasons; otherwise, access may be denied.


• Guests must comply with Greek laws. Any fines for non-compliance are the sole responsibility of the guests. If the owner is fined due to guest actions, the guests must reimburse the Owner in full.
